Five things to consider when buying a new build home in 2025
Buyer incentives, lower maintenance and bills versus space and the new-build premium — five things to weigh before buying new.
There's an ongoing debate about whether new build homes, or older properties make for a better purchase. But it is entirely dependent on the buyer, their needs, short and long-term goals, and finances. Here are five things to consider when buying a new build home in 2025.
Buyer incentives
New builds continue to grow in popularity, particularly with first-time buyers. Many developers offer incentives — from lower deposits, rate reducers and shared ownership to interior and appliance upgrades — making a new build a more appealing option and a great way to get on the property ladder without too much upfront cost.
Less maintenance
Because these homes are new, they haven't experienced structural movement, modifications or wear. This isn't to say new builds don't come with flaws in the way they are built — no matter the age of a property, it is sensible to enlist the expert advice of a RICS surveyor. A new build RICS survey is an affordable way to ensure peace of mind, and if the property isn't what you expected, it gives you the opportunity to negotiate on price or withdraw your offer.
Lower household bills
New build homes are built to the most up-to-date industry standards with modern building techniques, making them much more energy efficient than older properties. Some even have solar panels and other sustainability measures, meaning lower bills for water, heating and electricity.
Lacking in space, storage and privacy
Whilst more affordable in terms of deposit and bills, newer homes are typically smaller and lacking in storage and privacy, due to being built on development sites where properties share much of the space and land.
New home premium: not always worth the long-term investment
New build homes come at a premium in terms of initial house price, but the 'new build premium' disappears soon after purchase — much like a brand-new car. Once lived in, a property is no longer considered brand new, so it's wise to consider a new build a long-term option and investment.
Is a new build home worth it?
It depends on your needs and circumstances. If you're looking for something cost-effective to run day-to-day and are planning a long-term investment, a new build could be the perfect option. To arrange a free quote or consultation, contact us today.
