Economic trends: stamp duty, mortgage rates and house prices
Mortgage rates are set to fall somewhat, and could even be as low as 4% through the year, helping buyers make monthly payments more affordable. In terms of stamp duty, 1st April 2025 sees changes, with first-time buyers most affected — the threshold reducing from £425,000 to £300,000, taking the cost from nothing to £6,250 for such properties. House prices are also expected to rise, though not by as much as in previous years.

Spring and autumn tend to be the most favourable times to buy and sell, without the run-up to Christmas or the summer holidays. First-time buyers may want to use slower times of year, such as summer and winter, to try and secure a deal on properties struggling to sell.
